Flooring offer applies to the Mainvue and Reserve Collections for initial deposits placed from 23 January 2026 until 15 February 2026. Flooring is currently included in the Breakthrough Collection.

Mainvue and Reserve Collection includes timber laminate from the category 1 Brooklyn range and carpet included is from the category 1 Rumble range. Breakthrough timber laminate includes category 1A Nordic and Brooklyn ranges and the carpet is from the Rumble and Hawks Bay ranges. All flooring is for the size and configuration of the master floorplans and standard floor covering layout plan for the chosen design - Rimini façade (Breakthrough), Ashton façade (Mainvue) and Eclipse façade (Reserve).

Any alterations to master floorplan or choice of other facades may incur costs for flooring to the extent that greater areas are to be covered. If applicable, timber laminate flooring is excluded from the understairs. Wet areas are excluded.

Breakthrough value is up $8,306 on the Capri 231-S25, Mainvue value is up to $15,185 on the Athena 484-D52, Reserve value is up to $16,230 on the Emperor 483-D52. Breakthrough collection free flooring and dishwasher offer applies to initial deposits placed from 20 March 2025. At no charge, the Breakthrough Collection colour boards - Mocha Mist, Modern Luxe and Serene Retreat will receive 8mm timber laminate flooring from the category 1A Nordic and Brooklyn ranges and the carpet included in the offer is from the Rumble and Hawks Bay ranges. The completed homes investor pack offer is available exclusively to purchasers who place an initial deposit from 16 October 2025, with settlement required to occur in accordance with the contract terms. This offer applies only to single storey homes within Henley’s completed homes range. See Henley sales consultant for a list of eligible homes. The investor pack items are selected by Henley and will be installed prior to settlement, once the buyer provides Henley with finance approval from their financial institution. These items will be added to the contract as inclusions and the amount of $9,900 will be added to the contract price. The investor pack offer is not available in conjunction with any other promotion or offer and cannot be substituted for cash or alternative products.

The up to $20,000 discount at The Dales is available for all new deposits paid from 6 September 2025 and runs until 5:30pm 1 March 2026 across the Breakthrough, Mainvue and Reserve ranges house and land packages on lots 506, 507, 508, 515 and 514. This offer excludes completed homes. The up to $20,000 applies to Mainvue and Reserve double storey homes. Mainvue and Reserve single storey homes will receive a $10,000 discount; Breakthrough double storey homes will receive $10,000 discount and Breakthrough single storey homes will receive a $5,000 discount. Up to 24 month price lock - Mainvue & Reserve

18 month price lock applies to Mainvue and Reserve collections at no charge for deposits taken from 2 January 2026.

The price lock is set at the initial deposit date for 18 months and can be extended on payment of $2000 per month to a maximum of 24 months from the initial deposit date. It is available only to those customers who comply with the following conditions:

a. Attendance at all appointments (such as interior design consultation, tender, and contract signing) pre-scheduled by Henley. Failure to attend any appointment means that Henley is entitled to withdraw the price lock offer.

b. For all titled and fixed site cost jobs, customer must sign a tender within 60 days, and sign a contract within 90 days, of payment of initial deposit.

c. For all untitled land jobs (not fixed site cost), customer must sign a tender within 120 days of payment of initial deposit and sign a contract within 45 days of registration of title, however, commencement of construction on site must occur within 18 months of payment of the initial deposit unless the price lock is extended in accordance with paragraph e. below. Please note: Henley requires a minimum of 90 days to commence construction work on site after the customer is the registered landowner of the site and this must be factored into the timing by customer. If customer does not sign contracts and provide proof of registration before the end of the 15th month of the customer’s price lock, or extend the price lock in accordance with paragraph e. below, Henley is entitled to withdraw the price lock offer. Commencement of construction work is the date when excavation works commence on site.

d. For all knockdown rebuild jobs, the customer must sign a tender within 120 days and sign a contract within 180 days of payment of the initial deposit, and (unless the price lock is extended in accordance with paragraph e. below):

i) Regardless of the timing above, contracts must be signed before the end of the 15th month of the customer’s price lock or Henley is entitled to withdraw the price lock offer.

ii) All essential information is required by clause 13.0 of the HIA contract before the end of the 15th month of the price lock, and

iii) Commencement of construction work must take place on site on or before the end of the 18 month of the price lock.

e. If any of conditions (a) – (d) are not met, Henley is entitled to withdraw the price lock offer and provide a re-price. If any of the conditions are not met and contracts have been signed, Henley will have the right to terminate the contract and re-price. However, the customer can choose to extend the 18 month price lock by payment of $2000 per month for a maximum of 6 months. If the customer chooses to do so, each of the deadlines for execution of the contract, provision of the essential information and commencement of construction work will be extended by the number of months the customer chooses to pay for, up to a maximum of 6 months.

Up to 18 month price lock - Breakthrough

12-month price lock applies to Breakthrough Collection at no charge for deposits taken from 2 January 2026.

The price lock is set at the initial deposit date for 12 months and can be extended on payment of $2000 per month to a maximum of 18 months from the initial deposit date. Breakthrough designs can only be built of blocks of land that qualify for fixed site costs. It is available only to those customers who comply with the following conditions:

a. Attendance at all appointments (such as colour board selection, interior design consultation, tender, and contract signing) pre-scheduled by Henley. Failure to attend any appointment means that Henley is entitled to withdraw the price lock offer.

b. For all titled and fixed site cost jobs, customer must sign a tender within 60 days, and sign a contract within 90 days, of payment of initial deposit if they do not require the 12 week site start.

c. For all untitled land jobs, customer must sign a tender within 120 days of payment of initial deposit and sign a contract within 45 days of registration of title, however, commencement of construction on site must occur within 12 months of payment of the initial deposit unless the price lock is extended in accordance with paragraph d. below. Please note: Henley requires a minimum of 90 days to commence construction work on site after the customer is the registered landowner of the site and this must be factored into the timing by customer. If customer does not sign contracts and provide proof of registration before the end of the 9th month of the customer’s price lock, Henley is entitled to withdraw the price lock offer unless the price lock is extended in accordance with paragraph d. below. Commencement of construction work is the date when excavation works commence on site.

(d) If any of conditions (a) – (c) are not met, Henley is entitled to withdraw the price lock offer and provide a re-price. If any of the conditions are not met and contracts have been signed, Henley will have the right to terminate the contract and re-price. However, the customer can choose to extend the 12 month price lock by payment of $2000 per month for a maximum of 6 months. If the customer chooses to do so, each of the deadlines for execution of the contract, provision of the essential information and commencement of construction work will be extended by the number of months the customer chooses to pay for, up to a maximum of 6 months.

Transfer to lower packaged price is only available to those who qualify for the price lock and only until the date on which a building permit is issued. There will be no entitlement to elements of the original promotional offer if the decision is made to transfer to a subsequent lower base price offer. Lower base price must be taken with the standard inclusions and promotional offer available at the time of the reduction in pricing. Prime cost and provisional items will be revised once actual pricing is received.

Build a new home

Discount amounts vary depending on build contracts for single or double storey homes, and number of homes purchased to date. Addresses for previous builds must be provided, and the purchasers name(s) must appear on all building contracts. Repeat buyer incentive can be combined with other incentives or discounts, however, it cannot be combined with any other buyer loyalty program. The discount will be issued to the purchaser at tender signing. Henley reserve the right to change or cancel this loyalty program at any time without notice.

Move-in ready homes

To be eligible customers must have settled their property with Henley home within the past 10 years. Contract must be signed up at full list price and settlement must take place within the agreed term outlined in the contract of sale. All repeat purchases must be made through a Henley completed home consultant. External agency sales are ineligible.

1. Standard terms

1.1 Information on how to enter and claim your eGift Card forms part of these Terms and Conditions.

1.2 By entering the ‘Have your say’ promotion (“Promotion”), you are agreeing to these Terms and Conditions.

1.3 The “Promoter” is Henley Arch Pty Ltd as trustee for the Henley Arch Unit Trust (ACN 007 316 930) of 395 Ferntree Gully Road Mount Waverley Vic 3149.

2. Who is eligible?

2.1 All customers who have signed a contract with the Promoter after 1st January 2016 to build with Henley or buy a Ready Built home and have either their New Home Presentation appointment scheduled OR have completed their final ‘settlement’ payment of their ‘completed home’ contract (“entrant”).

3. How to enter

3.1 In order to enter the Promotion, the entrant must: (a) submit a valid review of their opinion/ experience building/buying with Henley to productreview.com.au; and (b) forward the productreview.com.au approval email (you will receive it within 48 hours of submitting your review), along with your Henley job number and your full name, and site address to [email protected] (c) only enter the Promotion once, as productrreview.com.au will only post one review per job (home address).

3.2 To be eligible to receive your $100 GiftPay eGift Card, the review must be posted publicly on the productreview.com.au website.

3.3 The Promoter will accept all valid reviews (which are posted publicly on the productreview.com.au website) by eligible entrants, whether the review is complimentary or critical, as all reviews by entrants during the nominated promotional period will be eligible.

3.4 The Promoter, their agents, affiliates or representatives will not be liable

for any late, lost or misdirected entries.

3.5 Incomplete, incorrect or incomprehensible job number and contact details will, at the sole and absolute discretion of the Promoter, invalidate the entrant’s entry into the Promotion.

4. eGift card giveaway

4.1 Each valid review from an eligible entrant will receive a $100 GiftPay eGift Card (“eGift Card”) with an expiry date as prescribed by the eGift Card conditions.

4.2 The eGift Card cannot be transferred, exchanged or redeemed for cash. eGift Card must be taken as offered and cannot be varied by the winner.

5. How to claim

5.1 The eligible entrant will be sent the eGift Card by email to the email address that was used by the eligible entrant to provide verification of the approved review, within fourteen (14) days of the entrant sending the verification email.

5.2 The Promoter reserves the right to verify the validity of the entries and to disqualify any entrant who submits an entry that is not in accordance with these terms and conditions of entry, or who has, in the opinion of the Promoter acting reasonably, engaged in conduct in entering the Promotion which is fraudulent, misleading, deceptive or defamatory.

The Promoter reserves the right to disqualify an entrant if the Promoter becomes aware that the entrant and/or the entrant’s entry is of a type described in this clause.

6. No liability

6.1 If, for any reason, this Promotion is not capable of being conducted as planned, including (without limitation) due to tampering, unauthorized intervention, fraud, technical failures, or any other causes beyond the control of the Promoter, the Promoter reserves the right (in its sole discretion) to disqualify any individual who tampers with the entry process, take any action that may be available, and to cancel, terminate, modify or suspend the Promotion, subject to State Legislation.

6.2 The Promoter reserves the right to suspend, withdraw or cancel the Promotion at any time and without notice.

6.3 The eGift Card is equivalent to cash. The Promoter cannot be held responsible for any misuse of the eGift Card by someone other than the entrant provided the Promoter has sent the eGift Card to the email address provided by the entrant.

7. Privacy

7.1 Entry details remain the property of the Promoter, and their related entities. This information is collected for the purpose of conducting and marketing this Promotion (including, but not limited to, determining valid entries and forwarding eGift Cards). The entrant may request access to his or her personal information by writing to the Privacy Officer, Henley Arch Pty Ltd, 395 Ferntree Gully Road Mount Waverley Vic 3149 or [email protected]. Building a new home 

The referred (new client) must deposit after 21 February 2019 and submit the form to their new home consultant prior to an initial deposit being paid. The referee (current/previous client) must have completed construction of their home with Henley after 1st January 2012, or currently have a signed contract to be eligible. Once the referred (new client) completes their base stage (slab poured), the referee (current/previous client) will be sent a cheque for $1,000. This offer is not to be used in conjunction with any other offer and Henley reserves the right to review and cease this program at any time without notification.  

Move-in ready homes

The Henley completed homes customer referral program is applicable if the following conditions have been met:

1. All purchasers are made directly via a Henley completed home consultant only.
2. The contract must be signed at full list price.
3. To be eligible, the referring customers must settle a Henley home in the past 10 years for referral payments to be made. Referral payments will be void should the customers not settle their property. A $500 Visa debit card will be provided to the referred customers at settlement of their property. A $500 Visa debit card will be provided to the referrer post settlement of the referred customer’s property.

Contract must be signed up at full list and settlement must take place within the agreed time outlined in the contract of sale.
