Financing your first home

Before getting started, it’s important to have a good understanding of your financial situation, how much you can afford, what deposit you'll need and whether you're eligible for any first home owner grants.

Budgeting and saving

Speak with a bank or broker early on to find out what’s achievable based on your personal circumstances and income. If you need to strengthen your financial position, they will help you develop a plan so you have enough funds for a home loan deposit. Home loans and pre-approvals

Get pre-approval before signing a contract to know your borrowing power. Every financial institution is different, so having a good broker can help you compare lenders and interest rates to find the right home loan and help with the application process.

First Home Owner Grants and support

Grants and support that can help first home buyers in Victoria save money include:

• First Home Owner Grant (FHOG): $10,000 to help eligible first home buyers buy or build a new home under $750,000 (contracted price). Applicants must be an Australian citizen or permanent resident.
• First Home Guarantee: Supports home buyers who have saved a minimum deposit of 5% of the property value without the need to pay Lenders Mortgage Insurance. Conditions apply.
• Stamp duty exemptions and concession: Pay no transfer duty on properties up to $600,000 or receive a concession for property up to $750,000.

Understanding construction loans

A construction loan releases funds in stages as your home progresses. This staged approach means you only pay interest on the funds drawn down at each point. Once the home is complete, the loan reverts to principal and interest repayments like a typical mortgage.
