Sometimes, even when your land is in a suburb where we regularly build, we may not be able to build on your specific lot (even though we’d love to!). It can be due to factors that are simply out of our control, such as overhead powerlines or heritage overlay. The best way to confirm details and any applicable exclusions, exceptions or surcharges, is to speak with your new home consultant.
House designs from our Breakthrough collection don't qualify for listed build zone discounts or knockdown rebuild projects, and can only be built on blocks of land that qualify for fixed site costs. Breakthrough Collection website pricing is for Melbourne metro areas and surcharges may apply outside of these areas - speak to your new home consultant for pricing applicable to you.

Due to estate requirements and council guidelines some lot width requirements will change and therefore need to be used as a guide only. The advertised list price includes 7-star energy efficiency and whole of home compliance for all house types on all lot orientations and standard floorplan options, assuming standard inclusions, and regardless of which façade you choose.

In order to qualify for a 12 week site start from the date of signing your sales quote, you will need to comply with the following conditions. If any of the conditions are not satisfied, a 12 week timeline will not be achievable, although we will continue to work as hard as we can to get you to start building sooner than if you had gone through our normal processes. In order to qualify you must: (1) Have titled land and be eligible for fixed site costs prior to payment of deposit (2) Select a pre-determined internal and external colour scheme so that an interior design consultation is not required. No changes can be made to the colour scheme if you wish to start building in 12 weeks. (3) Not require town planning or Council dispensations for your site and build (4) Sign your provisional quote within 48 hours of receiving it from your new home consultant (5) Sign your tender and contract within 48 hours of receiving it from us (6) Pay balance of 5% deposit within 48 hours of signing your contract (7) Provide evidence of approved finance within 30 days of signing your contract (8) Provide all other documentation required by the contract within 30 days of signing your contract. Please be aware that the 12-week site start relates to things which are within our control. If your developer application and approval is delayed, the extent of that delay will be added to our 12-week timeframe.
Inclusions are effective 23 January 2025. Henley reserves the right to change or substitute the make, range, model and/or type of any product or withdraw, change pricing, inclusions, or promotions without notice. Inclusions may vary depending on house type. Please see your new home consultant for a full list of standard inclusions applicable to your house type. The Serene Retreat and Modern Luxe colour board styles are included at no cost. There will be an additional cost for the Mocha Mist and Coastal Escape colour board options.
